You Spoke. We Listened.
You provided us with valuable feedback at the initial Open House in March 2009. Habitat for Humanity has listened to your feedback and revised the draft plans for the Hamilton Place development as follows:
The Habitat homes will be developed as a Bareland Condominium with an Association that will maintain the internal road, visitor parking stalls, the communal open space and recreation amenities (play structure, picnic area, community mailbox, etc).
The market homes will include conventional ‘fee simple' ownership (i.e. individual titled lots) which will be developed and sold at current market value (alongside the Habitat for Humanity affordable housing portion of Hamilton Place).
Housing will be constructed to high quality standards established by Built Green, Alberta New Home Warranty Program, and Canadian Home Builder's Association.
-
A central Public Utility Lot to include a storm water pond surrounded by a public pathway system with pedestrian connections to the Langdon Park and the potential Elementary School Site.
-
All required transportation and utility servicing infrastructure will be funded by Habitat for Humanity - as recommended by technical studies completed by professional engineers and reviewed by the County.
Initial studies indicate that the Hamlet's existing infrastructure system can support the revised project plan.
We believe this revised plan incorporates valuable community feedback and aligns with Rocky View County's Growth Strategy for "Inspired, Diverse and Sustainable" development in the region.
We invite you to learn more about Hamilton Place and Habitat for Humanity at the Open House on September 21, 2009. Can't make it? No problem. Just Submit a Question and one of our representatives will be happy to respond.
* PLEASE NOTE: The current Area Structure Plan allows for single family development. An amendment to the Langdon Area Structure Plan (ASP) would still be required to facilitate the development of the revised Hamilton Place project.
